Sun City Texas: A Complete Guide to Georgetown's 55+ Community

Sun City, Georgetown, TX

One of the questions I get asked the most is about Sun City. People have heard the name, they've heard it's big, and they want to know what it's really like.

Sun City Texas is one of the most sought-after active adult communities in the country.

I might be a little biased because I love Georgetown. But I think Sun City's a big part of why people keep finding their way here.

So here's my full guide. How it started, how it's laid out, what's inside, what homes look like, what they're listing for, and how I'd choose a spot in it.

If you're ready to shop, my Sun City buyer's guide goes deeper on the offer side. This one's the tour.

What is Sun City Texas?

It's a Del Webb 55+ community on the northwest side of Georgetown, off Williams Drive. It was the first Del Webb community in Texas, and I'd say it's still the one people think of first.

The story starts in 1994, when Del Webb bought more than 7,000 acres of ranch land on the west edge of town. Construction started in October 1995, and the first residents moved in during spring 1996.

It was called Sun City Georgetown back then. The name changed to Sun City Texas once it started drawing people from across the state.

In January 2026 the community kicked off a year-long celebration of 30 years as a Del Webb community. I think that history matters, because you're shopping across three decades of building.

It's inside Georgetown's city limits, too. The City of Georgetown provides water, wastewater and electric service, and that's why your tax bill includes the city, Georgetown ISD and Williamson County.

How big is it, really?

Bigger than most people picture, and bigger than I can show you in one afternoon. As of October 2025, the community association counted 9,233 homes and about 17,081 residents.

The community sits on about 4,750 acres. The association describes more than 70 neighborhoods inside it, and the Williamson County Sun put the count at 87 in January 2026. Either way, that's a lot of streets.

Georgetown has approved a build-out of roughly 10,550 homes, and Del Webb is still building. So it isn't finished yet, and I'd factor that in.

That scale changes how I'd shop with you here. A home near the Social Center on Texas Drive and a home up by Northpoint on Silver Spur Boulevard are both "in Sun City," and they don't feel the same.

That's why I'd never pick a house here off a map. I'd drive it with you.

Where is it, and what's close by?

Sun City runs along Williams Drive, which is also RM 2338, with Del Webb Boulevard and Sun City Boulevard running through it. Downtown and the square are a short drive down Williams Drive.

Lake Georgetown is right there. Jim Hogg Park and Cedar Breaks Park are the two Corps of Engineers parks on the north shore, and the Goodwater Loop trail runs around the lake from both.

I love being outside, especially anywhere near the water. So honestly, this is one of my favorite things about this side of town, and I'd put it on your list.

For groceries, there's an H-E-B at 4500 Williams Drive. H-E-B also opened its Parmer Ranch store at 10110 RM 2338, near Ronald Reagan Boulevard, in September 2025, so you've got two close by.

For healthcare, Baylor Scott & White has a Sun City clinic at 4945 Williams Drive, which it expanded in 2023.

St. David's Georgetown Hospital is at 2000 Scenic Drive, across town, and I'd map that drive from any home you're considering.

Austin's about 35 miles south on I-35, if you want live music, a ballgame or a flight out of town.

One more thing I'd want you to know about. On October 7, 2026, Williamson County broke ground on 2.4 miles of Ronald Reagan Boulevard, from Williams Drive to County Road 245. I'd expect construction out there into 2028.

What are the amenity centers, and where are they?

This is the part I think surprises people. Sun City doesn't have one clubhouse. It's got five amenity centers spread across the community, plus a handful of smaller hubs.

Here's how they lay out, using the association's own address list. I'd keep it handy on your first drive-through:

HubWhereWhat's there
Social Center and Activities Center1 and 2 Texas DriveBallroom, library, Veterans Memorial Plaza, billiards center, craft and ceramics studios, fitness center and pools, pickleball, tennis, bocce
Cowan Creek1433 Cool Spring WayAmenity center, amphitheater, fitness center and pools, fishing pond, park pavilion, golf pro shop
The Retreat1220 Cattleman DriveFitness center and pool, pickleball courts, visual arts center
Northpoint703 Silver Spur BoulevardFitness center and pools, patio, next to the Del Webb sales center
Silver Hall700 County Road 24516-court pickleball complex, disc golf, dedicated space for ballroom dance and table tennis

Then there's Legacy Hills Park at 200 Del Webb Boulevard, with a fishing pond and a radio-controlled car track.

Sun City Park at 141 Sun City Boulevard has the community gardens, the softball field and the Barking Lot dog park.

The wood shop's at 1303 Sun City Boulevard. Yes, there's a wood shop, and I think it's one of the best things here.

What does the amenity list actually include?

A lot. Here's the association's own list, as of November 2026. I'd read it with your weekly routine in mind:

  • Three golf courses
  • Four fitness centers with eight pools and six hot tubs
  • 26 pickleball courts and 12 tennis courts
  • Bocce courts, 10 horseshoe and washer courts, two shuffleboard courts
  • A softball field and a nine-hole disc golf course
  • Three fishing ponds and more than 20 miles of hiking trails
  • Two dog parks
  • A woodworking shop, a visual art studio, and an arts and crafts center for fabric, stained glass and ceramics
  • A billiards center with eight tables, six table tennis tables, and a library

The fitness side runs more than 150 classes across the Texas Drive, Cowan Creek and Northpoint centers. Personal training's at all four, and there's massage therapy at Cowan Creek and Northpoint.

Honestly, the question I'd ask you isn't whether there's enough to do. It's which of these you'd use every week, because that should decide where in Sun City you look.

What about the golf?

Sun City has three 18-hole courses: Legacy Hills at 301 Del Webb Boulevard, White Wing at 150 Dove Hollow, and Cowan Creek.

The golf club calls Legacy Hills its premier course and describes all three as private, so I'd treat them as a club rather than a public course.

Mulligan's, the restaurant, is at White Wing, and that's where I'd send you for lunch after a tour.

A fourth course is on the way. On April 30, 2026, the association and PulteGroup broke ground on The Den, a nine-hole short course near White Wing, with elevation changes and forced carries.

The golf director said they're hoping for a November 2026 opening. I wouldn't count on the date until it's open.

The demand's real. The association told Community Impact that Sun City golfers play about 155,000 rounds a year, about 425 a day.

Now the part I'd want you to understand before you fall for a fairway lot. Golf isn't in your HOA dues.

Resident play is priced separately by the Sun City Texas Golf Club, and I couldn't find a published rate sheet.

My advice is to call the club and get the current numbers in writing before you offer on a course lot.

What's the social side like?

Busy, if you want it to be, and I mean that as a compliment. The association charters dozens of resident clubs, from a nature club that uses the trails to ballroom dance groups with their own hall.

There's a resident magazine, Sun Rays, and a business directory I'd skim before you move. The ballroom at the Social Center hosts dances and shows, and the Cowan Creek amphitheater hosts outdoor events.

Golf carts are part of daily life here. Licensed carts are legal on Sun City streets, and the activity centers and shopping areas have cart parking.

I'd budget for one, because a lot of people use theirs as a second car.

One thing I'd point you to if you're on the fence. Del Webb has run a program where you can stay a few nights in a furnished home near the sales center and try the community.

I'd ask the sales center at 701 Silver Spur Boulevard whether it's currently available. Honestly, it's the best test drive there is.

What do the homes look like?

Mostly single-family, with a few attached homes and duplexes. Because building started in 1995, you'll see 30 years of floor plans and finishes side by side. That's why I'd tour homes from more than one decade before you settle.

As of November 2026, the single-family homes listed in Sun City ran from 931 to 2,938 square feet. The median was about 1,712 square feet, and 115 of the 169 listings had two bedrooms.

So if you need a true third bedroom for when family visits, tell me early. There were 52 three-bedroom listings, and I'd expect those to go first.

Seven of the neighborhoods are what the association calls Landscape Maintained Homes.

The Garden Homes in neighborhoods 14A, 24A, 25 and 30, and the Cottage Homes in 24B1, 24B2 and 33, get weekly mowing, pruning and irrigation care from the association's own crew.

That fee's in addition to your HOA dues, and you can't opt out. For a lock-and-leave home, I think it's a feature. If you love your garden, it isn't.

On the new side, Del Webb is still building on the north end of the community.

As of November 2026, third-party listing sites showed its Sun City plans starting around $340,990, with quick move-in homes from about $367,780. Builder prices change often, so I'd confirm with the sales center.

If you're weighing new against resale, my new construction guide walks through the differences.

What are homes listing for right now?

Less than a lot of people expect, I think, for a community this well known.

As of November 2026, 169 single-family homes were listed in Sun City at a median asking price of $375,000. That's about $218 a square foot.

I like that there's a real range. Asking prices ran from $225,000 to $925,000. Of the 169, 39 were under $300,000, 101 were under $400,000, and 9 were asking $600,000 or more.

Of those listings, 19 were flagged as new construction, and 47 had taken a price cut, about 28%. The median listing had been on the market about 61 days.

That fits what I'm seeing across Georgetown. As of September 2026, buyers have more opportunity than they've had in a while, with more price reductions, seller concessions and even interest rate buydowns.

It doesn't mean every home's a deal, though. Another 45 of the listings were already pending or contingent, so the well-priced ones still go.

Texas doesn't publish sale prices, so I can't give you a median sold price. I can pull the comparable sales for any home you're serious about, and that's the number I'd want you to see before you offer.

What does it cost to live there beyond the mortgage?

Three numbers I'd pin down before you budget.

HOA dues. As of October 2026, Del Webb's Sun City page listed dues of $1,535 a year plus a one-time $650 fee at closing. Individual listings quote a range, and 55places estimated roughly $98 to $239 a month from current listings as of November 2026. I'd get the exact figure from the resale certificate for your specific home.

Landscape and golf. If you buy in one of the seven Landscape Maintained neighborhoods, that fee's extra. Golf's extra too, through the golf club.

Property taxes. Sun City's inside Georgetown, so you pay the city, Georgetown ISD and Williamson County. As of 2026, Texas gives every homestead a $140,000 exemption from school taxes, and at 65 you get another $60,000 off plus a ceiling on your school taxes.

My Sun City buyer's guide has the current tax rates and the inspection list I'd use on a 30-year-old home. I'd check the actual bill for any home with the Williamson Central Appraisal District.

Who can live in Sun City?

Sun City is age-restricted under the federal Housing for Older Persons Act. That law says at least 80% of occupied homes need at least one resident who's 55 or older.

The community writes its own rules for the rest, including younger spouses, other household members and how long younger guests can stay. Those rules live in the deed restrictions, and I'd want you to read them yourself.

My advice is to read them before you make an offer. If anything about your household is unusual, ask the association in writing.

If you want to see how Sun City compares with the smaller 55+ neighborhoods around town, my 55+ communities guide covers Heritage Oaks, Texas Traditions and the rest.

How would I pick a spot inside Sun City?

Every neighborhood has its own personality, and Sun City has more than 70 of them. So I'd start with your days, not with the map.

Do you want to walk to the pool and the pickleball courts? Do you picture yourself on a golf course? Do you want a newer home up by Northpoint, or a resale with mature trees closer to Texas Drive?

Do you want someone else mowing the yard? Then I'd send you to the Landscape Maintained neighborhoods first.

Do you want to be near the ballroom and the library, or near the lake side of the community? Do you want a greenbelt behind you, a fairway, or a quiet cul-de-sac?

Then I'd always encourage you to drive it at different times of the day. Visit on a Saturday morning when the courts are full. Drive through on a weekday evening. Have dinner at Mulligan's.

Your answers decide which streets I'd send you to first.

Where I'd start

The first step is always talking with a lender and getting pre-approved. It helps you understand your budget, and it lets us shop with a price and with confidence.

Then we go do the fun part, which is finding the house and taking the stress out of it.

I live here and raise my family here, and I've been doing this since 2013. I'll educate you, I'll communicate, I'll answer my phone, and I'll stay involved the whole way through.

My goal is for you to feel heard, confident and informed, and to know I'm looking out for your best interest. I'd love to help you find the place in Sun City that feels like home.

Verification notes

Listing figures come from active MLS listings pulled on November 1, 2026, matched to Sun City by the listing feed's location search, single-family homes only. They're asking prices, not closed sales, and they change daily.

Home and resident counts are from the community association's October 2025 report. The neighborhood count differs by source: the association says more than 70, the Williamson County Sun reported 87 in January 2026.

Amenity counts come from the association's own amenities page and address list, accessed November 2026. The About page gives slightly different trail and bocce counts, so I've used the dedicated amenities page where they disagree.

The Den's November 2026 opening is the golf director's hope as reported in May 2026, not a confirmed date. Resident golf pricing isn't published online.

HOA dues conflict between Del Webb's page and listing-based estimates. Confirm with the Sun City Texas Community Association. The Landscape Maintained Homes fee isn't published either.

Del Webb starting prices are from third-party listing sites in November 2026, and I'd confirm them with the sales center. The overnight stay program's described on Wikipedia, and I'd confirm it's still running.

Age rules for younger household members and guests aren't published online, so read the recorded deed restrictions. Tax exemption figures are from the Texas Comptroller as of 2026.

My market read is from September 2026, and it'll change.

Sun City Texas is a Del Webb active adult community for people 55 and older in Georgetown, Texas, about 35 miles north of Austin. It opened its first homes in 1996 and now has more than 9,000 homes, three golf courses, four fitness centers and dozens of resident clubs. Honestly, it's one of the most sought-after active adult communities in the country, and I love that it's here in Georgetown.
How big is Sun City Georgetown?
As of October 2025, the community association counted 9,233 homes and about 17,081 residents. It sits on roughly 4,750 acres on the northwest side of Georgetown, and the city has approved a build-out of about 10,550 homes. Del Webb is still building there, so it's still growing.
What amenities does Sun City Texas have?
The association lists three golf courses, four fitness centers, eight pools, 26 pickleball courts, 12 tennis courts, bocce and horseshoe courts, a softball field, a nine-hole disc golf course, three fishing ponds, more than 20 miles of trails, two dog parks, a woodworking shop, an arts and crafts center, a billiards center, a library and an amphitheater at Cowan Creek. If you want a full calendar, it's hard to beat.
Is golf included in Sun City Texas HOA dues?
No. Your dues cover the amenity centers, fitness centers and pools, but golf is run separately by the Sun City Texas Golf Club, and the club calls its three courses private. Resident play costs aren't published anywhere I could find, so my advice is to call the golf club and get the numbers in writing before you pay extra for a fairway lot.
How much do homes in Sun City Georgetown cost?
As of November 2026, 169 single-family homes were listed in Sun City at a median asking price of $375,000, which works out to about $218 a square foot. Asking prices ran from $225,000 to $925,000, and 101 of the 169 were under $400,000. Those are asking prices and they move every week, so I'd look at what's listed today before you decide.
Do you have to be 55 to live in Sun City Texas?
Sun City is age-restricted under the federal Housing for Older Persons Act, so at least 80% of occupied homes need at least one resident who's 55 or older. The community's own deed restrictions set the rules for younger spouses, other household members and long-term guests. I'd read those before you make an offer, because they decide who can live in the home.
Can you drive a golf cart in Sun City Texas?
Yes. Licensed golf carts are legal on the streets inside Sun City, and the activity centers and shopping areas have golf cart parking. Plenty of people treat the cart as a second car for the pool, the pickleball courts and the clubhouse. I'd still confirm the current rules with the community association before you buy one.
Is now a good time to buy in Sun City?
If you're ready to buy, then yes, it's a great time to buy. As of September 2026, I'm seeing more price reductions, seller concessions and even interest rate buydowns, and Sun City's listings show it. The first step is always talking with a lender and getting pre-approved.

Tell me how you want your days to look, and I'll tell you which part of Sun City I'd tour first.
