55+ Communities in Georgetown TX: Beyond Just Sun City

If you're 55 or older and thinking about Georgetown, I'm guessing Sun City's already on your list. It should be. But it isn't the only 55+ community around here.
There are smaller ones tucked inside Georgetown, and a couple more just down the road. Each one's got a very different feel.
Here's where I'd look, what's listing right now, and the questions I'd ask before you pick one.
What do you want your days to look like?
That's where I'd start, honestly. Not with the price or the floor plan.
Do you want golf three times a week? Do you want dozens of clubs and a ballroom down the street? Or do you want a quiet street with a clubhouse you'll use now and then?
Do you want something brand new, or a home that's been lived in and loved? How close do you want to be to the downtown square?
Every neighborhood has its own personality. Your answers decide which one I'd send you to first.
Why is Sun City the one everyone knows?
Because it's huge, and it's been here a long time. Sun City is one of the most sought-after active adult communities in the country.
Del Webb broke ground in 1995, and the first homes sold in 1996. As of October 2025, it had 9,233 homes and about 17,081 residents, with about 10,500 homes planned at build-out.
It sits on Georgetown's northwest side, about five and a half miles out Williams Drive from I-35. It's close to Lake Georgetown, which I love, because I'm happiest anywhere near the water.
There are three 18-hole golf courses: Legacy Hills, White Wing and Cowan Creek. A fourth, a nine-hole course called The Den, broke ground in April 2026 and is aiming to open in November 2026.
Then there's everything else. There's the Activities Center, the Social Center with its ballroom and library, Cowan Creek Amenity Center, pools, and dozens of resident clubs.
If you want a full calendar, it's hard to beat.
What does Sun City cost right now?
Less than a lot of people expect. As of October 2026, there were 173 single-family homes listed in Sun City, at a median asking price of about $369,900.
That's about $219 a square foot, on a median of about 1,715 square feet. The median listing has two bedrooms.
For comparison, the median asking price for a single-family home across all of Georgetown was about $463,000 as of October 2026.
There's a range, too. As of October 2026, 106 of those Sun City homes were under $400,000, and 14 were at $600,000 or more.
Del Webb is still building, so you can buy new. As of October 2026, its 12 plans ran from about $340,990 to about $631,990, plus some quick move-in homes.
My advice is to tour both a resale and a new build before you decide. They're different experiences, even inside the same community.
Is Sun City still growing?
Yes, and it's getting bigger. On September 22, 2026, Georgetown's city council voted to convert 143 planned homes in the Woodside development, next to Sun City, from all-ages to age-restricted.
That brings Woodside to more than 600 age-restricted homes. About 500 more are proposed on a 162-acre tract at Ronald Reagan Boulevard and Highway 195.
What I'd want to know before you buy out there is whether those homes get full access to Sun City's amenities.
That hasn't been spelled out publicly yet, so I'd ask the builder directly and get the answer in writing.
What 55+ communities are in Georgetown besides Sun City?
Three, and they're all smaller. You can't buy new in any of them, so you're shopping resale.
Heritage Oaks has 417 homes, built between 2004 and 2016. It's on the northwest side of town, near Sun City. There's a clubhouse with a ballroom, a kitchen, a fitness center and a library, plus trails and a pond.
As of October 2026, there were eight homes listed in Heritage Oaks, asking from about $315,000 to about $575,000.
Texas Traditions is off Williams Drive and Booty's Crossing Road, out toward Lake Georgetown. It's about 140 homes.
As of October 2026, four were listed there, from about $335,000 to about $445,000.
Oaks at Wildwood is near I-35, at 30 Wildwood Drive. It's 86 attached homes with a clubhouse, a fitness center and a pool, built between 2007 and 2012.
Here's what I like about these three. They feel more like a regular neighborhood, and you're closer in. If you don't need three golf courses, I'd tour one.
Small communities don't list many homes at once, though. I'd want you pre-approved and ready to move when the right one comes up.
What about 55+ communities near Georgetown?
I'd look at two more, one west of town and one south.
Regency at Santa Rita Ranch is in Liberty Hill, about 15 miles west on SH 29. It's a Toll Brothers 55+ community inside the larger Santa Rita Ranch.
As of October 2026, Toll listed three collections, from about $366,995, $487,995 and $589,995, with homes from about 1,599 to over 3,500 square feet. It's got a private amenity center with a resort-style pool, nine pickleball courts and bocce.
To me, it's the closest thing nearby to a brand-new, smaller Sun City. It's also a longer drive into Georgetown, so I'd drive it at different times of the day.
Heritage at Vizcaya is in Round Rock, off University Boulevard. It's a 55+ section of about 632 homes inside the larger Vizcaya community, with a clubhouse called The Lodge, a pool, and pickleball and tennis courts.
New-home sales there appear to have wound down, so I'd expect to shop resale. I'd confirm that with the builder.
I couldn't find an age-restricted community for sale in Hutto, Jarrell, Leander, Cedar Park or Pflugerville. If that changes, I'll update this.
What if you don't want an age-restricted community?
That's a real option, and I'd look at it with you. Georgetown has garden-home communities with single-story plans and smaller yards, and no age rule at all.
Gardens at Verde Vista on Shell Road is about 149 garden homes and villas, with a clubhouse and a half-mile trail. Village Builders at Rancho Sienna, near Ronald Reagan Boulevard, is another one.
Anyone can buy in those. They're just built around an easier, low-maintenance yard. If you'd like the bigger picture of every part of town, my guide to where to live in Georgetown covers it.
What makes a community "55+" in Texas?
It's a federal rule, the Housing for Older Persons Act. At least 80% of the occupied homes need at least one resident who's 55 or older.
The community also has to publish its age policy and verify ages. That means the other 20% can work differently from one community to the next.
Some let a younger spouse or partner live there. Some limit how long younger guests can stay. I'd read the age policy, the deed restrictions and the HOA rules before you write an offer.
What should you check before you buy?
These are the questions I'd ask for you.
The HOA dues. As of October 2026, Del Webb's page lists Sun City dues at $1,535 a year plus a one-time $650 fee at closing.
A local source reported $1,960 a year for 2026. I'd confirm with the Sun City Texas Community Association.
What the dues cover. Some homes have yard care included. Some don't. It changes your monthly number, and it changes your Saturdays.
Amenity access. I'd confirm exactly which centers, pools and courses come with the home, and whether golf costs extra.
Your property taxes. As of 2026, Texas gives every homestead a $140,000 exemption from school taxes. At 65, you get another $60,000 off, and your school taxes get a ceiling.
If you're moving from another Texas home that already has that ceiling, it can often move with you as a proportional share. I'd talk to the Williamson Central Appraisal District before you count on it.
Single-story living and the layout. I'd walk the house the way you'll live in it. Where's the laundry? Is there a step into the garage? Is there room for family when they visit?
Is now a good time to buy?
If you're ready to buy, then yes, it's a great time to buy.
As of September 2026, I'm seeing more price reductions, seller concessions and even interest rate buydowns. Sellers have a lot of competition out there, so they're willing to negotiate a lot more than in past years.
The listings back that up. As of October 2026, 49 of the 175 homes for sale in Sun City had already taken a price cut. That's about 28%.
The first step is always talking with a lender and getting pre-approved. It helps you understand your budget, and it lets us shop with a price and with confidence. Then we get to do the fun part.
What I want for you
I live here and raise my family here, and I've been doing this since 2013. I love Georgetown, and I might be a little biased.
This is one of the biggest purchases you'll make, and it might be the home you plan to stay in for a long time. I'll educate you, I'll answer my phone, and I'll stay involved the whole way through.
Tell me how you want your days to look. I'd love to help you find the place that feels like home.
Verification notes
Every listing figure here comes from active MLS listings pulled on October 18, 2026. They're asking prices, not closed sales, and some listings were already under contract.
Community listings were matched by neighborhood name in the listing feed. Small communities can be miscounted that way, so I'd treat the Heritage Oaks and Texas Traditions numbers as a snapshot.
Sun City's home and resident counts are from the community association, as of October 31, 2025. Builder prices are starting prices from builder websites on October 18, 2026, and they change often.
HOA dues for Sun City conflict between sources, and I'd confirm them with the association. Home counts and build years for Heritage Oaks, Texas Traditions, Oaks at Wildwood and Heritage at Vizcaya come partly from 55places.com, and some of them conflict between pages.
The tax exemption amounts follow the November 2025 constitutional amendments. Confirm which tax year applies to you, and your own figures, with the appraisal district.
My market read is from September 2026, and it'll change.

Frequently asked questions
- What are the 55+ communities in Georgetown, TX?
- Sun City Texas is the big one, and honestly it's one of the most sought-after active adult communities in the country. Georgetown also has Heritage Oaks, Texas Traditions and Oaks at Wildwood, which are smaller and resale only. Just outside town, I'd add Regency at Santa Rita Ranch in Liberty Hill and Heritage at Vizcaya in Round Rock.
- How much does a home in Sun City Georgetown cost?
- As of October 2026, the median asking price for a single-family home in Sun City was about $369,900, and 106 of the 173 listed were under $400,000. New Del Webb plans started around $340,990. Prices move every week, so I'd check current listings before you decide.
- Are there 55+ communities near Georgetown besides Sun City?

- Can someone under 55 live in a 55+ community in Texas?
- Often, yes. Federal law requires at least 80% of occupied homes to have at least one resident who's 55 or older, so each community sets its own rules for the rest. I'd read the community's age policy and the deed restrictions before you make an offer, because they're not all the same.
- What are the HOA dues in Sun City Texas?
- Del Webb's page lists $1,535 a year plus a one-time $650 fee at closing, as of October 2026, and one local source reported $1,960 a year for 2026. I'd call the Sun City Texas Community Association and confirm the current number before you budget.
- Do seniors pay property taxes in Georgetown, TX?
- Yes, but Texas gives homeowners 65 and older real help. As of 2026, you get an extra $60,000 off for school taxes on top of the $140,000 general homestead exemption, and a ceiling on your school taxes. I'd confirm your numbers with the Williamson Central Appraisal District.
- Is now a good time to buy in a 55+ community in Georgetown?
- If you're ready to buy, then yes, it's a great time to buy. As of September 2026, I'm seeing more price reductions, seller concessions and interest rate buydowns. The first step is always talking with a lender and getting pre-approved.
