What Is It Really Like Living in Georgetown TX?

One of the questions I get asked the most is, "What's it really like living in Georgetown?"
My answer always starts with a confession. I might be a little biased, because I love Georgetown.
But I'll tell you exactly what I love, and I'll be honest about the parts you'll need to plan for.
What does a normal week here feel like?
Georgetown has small-town charm with the most beautiful downtown square. That's where I'd start you.
The Williamson County Courthouse sits in the middle of it, and the blocks around it are full of local shops, restaurants and patios. It's the kind of downtown you'd actually walk around.
The Palace Theatre is on South Austin Avenue. It opened in February 1926 as a movie house and runs live theatre today.
The square also runs on a calendar. 2nd Saturday Market Days happen the second Saturday of every month from March through November, from 9 to 4, with a shorter day in the summer.
If you're reading this in the fall, the next two are October 10 and November 14, 2026.
Spring is the Red Poppy Festival. It's free, it's been running for 27 years, and in 2026 it filled downtown from April 24 to 26.
There's a weekday rhythm too. The Georgetown Farmers Market runs Thursday afternoons at 1525 W. University Ave. I'd confirm the hours before you go, since market schedules move.
Southwestern University is here as well. It traces back to 1840, which makes it the oldest university in Texas, and it gives the town a college-town layer you don't always expect.
Where do people spend time outside?
This is a big part of why I love it here. I love being outside, especially anywhere near the water.
We're right by the San Gabriel River. Blue Hole Park sits on the South San Gabriel a few blocks from the square, with limestone bluffs on one side and a swimming hole below.
The paved river trails run from there through San Gabriel Park and along both forks. You don't need a car to get to them if you live close in.
Then there's the lake. Lake Georgetown is about 1,297 acres, run by the U.S. Army Corps of Engineers, and the Goodwater Loop around it is roughly 28 miles.
You don't have to do the whole loop. Pick a trailhead and go out and back.
Garey Park is on the west side. It's a 525-acre former ranch on the South San Gabriel with more than seven miles of hiking and equestrian trails, a splash pad, a dog park and fishing ponds.
And Inner Space Cavern is right off I-35. It was found in 1963 when the highway was being built, and it's one of those places locals forget they have.
Where would I eat?
You'll get my real list, not a ranked one.
Encantada is one of my favorites for margaritas and patio time. It's Encantada Cocina & Cantina at 205 W. 2nd St., on the square.
Give me a spicy margarita and good company, and I'm a happy girl.
Sorn Thai Kitchen downtown is where I'd point you for good Thai food. Blue Corn Harvest on W. 7th St. is a casual one I love.
For date night, Jared and I love Ichiro Asian Bistro & Wine Bar over at the Summit at Rivery Park. It's family-run, the Chons, with Alex out front and his sisters running the sushi bar and the kitchen. The Georgetown location opened in 2020, though the family has been cooking in this area a lot longer than that.
That's a short list on purpose. Every one of them is a place I'd send you.
What does my Saturday look like?
People ask me this, so I'll give you my real answer.
I'm usually up early, starting with coffee on the porch. If my son has a sporting event, you'll find me cheering him on.
Somewhere in there, I'll probably find my way to a patio, walk around the downtown square, or head to the lake or out for a hike near San Gabriel Park.
My favorite way to end the day is on the back porch or a patio with a glass of wine and my people.
Coffee to wine, with a little cheering and sunshine in between. That's my kind of Saturday.
Yours might look nothing like mine. That's fine. The point is that all of it's ten minutes from the house.
How far is Austin, really?
Downtown Georgetown is about 30 miles north of downtown Austin on I-35.
So you're close enough to commute if you need to, and close enough to go see live music or hit the restaurants downtown. That's a big part of the appeal.
But the drive depends far more on where you're going than on the miles. North Austin is a very different trip from downtown at 7:45 on a Tuesday.
My advice is to drive your real route at your real hours before you pick a neighborhood. Do it once in the morning and once coming home.
If you're commuting east of I-35, look at SH 130 too. It's a toll road, but it's an option, and it changes which parts of town make sense.
What does it cost to live here?
Zillow put the typical Georgetown home value at about $420,930 as of August 2026.
I wouldn't lean on that number too hard, though. It hides a huge range, from established homes well under it to luxury properties in Cimarron Hills well over a million.
Texas has no state income tax. Property taxes are where you'll feel it instead, and they stack.
For the 2026 tax year, Georgetown's no-new-revenue rate was $0.362168 per $100 of value, and Williamson County adopted $0.421547 for FY 2026-27. That's before the school district.
Georgetown ISD put a tax rate election on the November 3, 2026 ballot that would set its rate at $1.1106 per $100, or $1.0206 if it fails.
Some newer developments add a MUD or PID charge on top. I'd ask about that in writing on any home you're serious about.
Utilities are a little different here too. Much of the city is served by the city-owned Georgetown Utility Systems, but some addresses fall in other service areas, so I'd check who provides power and water to the specific house.
And my advice on buying is the same every time. The first step is always talking with a lender and getting pre-approved.
It helps you understand your budget, and it lets us shop with a price and with confidence. Then we get to the fun part.
Is it still a small town?
Honestly, it's grown so much.
The city estimated 118,129 residents as of October 2026. That's up nearly 50% since 2020, and the Census Bureau named Georgetown the fastest-growing city in the nation for cities over 20,000 in both 2022 and 2023.
You'll feel that on I-35 and in the newer master-planned communities on the west side.
But the square's still the square. The river's still running through town. The pace downtown is still slower than central Austin.
I feel like there's a lifestyle here for everyone, and the growth has added options rather than taking that away.
What should you plan for?
I'm not going to pretend there's nothing.
The heat. August averages a high around 96°F. Shade, a covered patio and a good HVAC system aren't luxuries here. Ask about the age of the system on any home.
I-35. Traffic at peak hours is real, and so is construction as the region grows. That's why I keep telling you to drive your route.
Growth. Some parts of town are still being built. If you're buying near open land, I'd check what's planned next door.
None of that's a reason not to come. It's just the stuff I'd want you to know going in.
Which part of Georgetown fits you?
Again, this depends on the lifestyle you're after. Every neighborhood has its own personality, so you can usually find something that's a fit.
Do you want to walk to the square for dinner? Do you picture yourself on a golf course? Are you after a newer community with lots of amenities, or mature trees and a bigger lot?
If you want a newer master-planned community with great amenities, Wolf Ranch is very popular right now.
Berry Creek is perfect if you love mature trees, older established neighborhoods, larger lots and golf course living.
If luxury is what you're after, Cimarron Hills is hard to beat.
And if you're 55 or older, Sun City is one of the most sought-after active adult communities in the country.
My advice is to pick two, then go drive them on a Saturday morning and again after work. Grab dinner nearby. You'll know.
A few things I'd check before you buy
- Drive the commute at your real hours, both directions.
- Get pre-approved first, so you're shopping with a real number.
- Pull the full tax rate for the exact address, including any MUD or PID.
- Confirm the school zone with Georgetown ISD for the specific house. Boundaries attach to the address, not the subdivision name, and they change.
- Ask who provides utilities, since it isn't the same everywhere in town.
